  1. You don’t have to show the property to prospective buyers and have to inspect the  property usually only one time. This allows the agent to farm a large area typically encompassing several counties.
  2. The commissions range between 6% and 10% which is higher than what most  residential brokers charge their clients.

    trusts.
  4. Seller financing is common making it easier to close real estate transactions.
  5. There is less competition. The number of competing residential agents is huge while the number of land specialists is relatively small.
